There are several loan programs for first time home buyers (a first time home buyer is someone who has not owned a home for the past three years).  The Pennsylvania Home Finance Agency ('PHFA") provides financing up to 97% of the purchase price with a credit score of 660 and above, and 95% financing with a credit score below 660.  The PHFA also provides closing cost assistance and renovation funds for those who qualify.  The United States Department of Agriculture ("USDA")provides financing for up to 100% of the purchase price for properties in less populous areas.  Many suburban areas in the Philadelphia region qualify so contact us to confirm if an area where you're looking to purchase is within USDA guidelines.
